Terms and Conditions
The booking should be received via the Website or via e-mail and after consultation with the owner, usually within 24 hours the booking will be, on behalf of the owner, confirmed or cancelled by e-mail. After receiving the confirmation the contract is binding for the tenant. We do not take any guarantee over the actuality of the calendars.
With the written confirmation a non refundable deposit of 30 - 50% is due by bank transfer, the amount must be received within 5 days. The balance is due 8 weeks before arrival. The amount of down payment and the deadlines will be announced with confirmation. Arising transfer expenses are paid by the tenant. Credit card payment is not possible. In some cases payment by Paypal is possible, fees of about 3% bears the tenant.
Arrival and departure
On arrival, the house / apartment is usually available from about 16 hrs and at departure it should be left by 10 hrs. Other times may be requested at just before arrival and is subject to availability. The keys are usually deposited at the house, precise instructions on receipt of the final payment.
Cancellations must be send in writing. The deposit is non-refundable. We would like to point out that in some rare cases (e.g. Short-term booking) after receiving confirmation the cancellation charges can go up to 100%! If no cancellation policy is stated at the property description, the fee for cancellation is 100 % from 8 weeks before arrival.
We strongly recommend taking out a travel insurance!
Termination by the owner
In very rare cases it happens that the owner have to cancel a booking for important reasons. In this event the agent will be offering a selection of holiday homes. Should an alternative home are accepted, the difference will be paid or charged accordingly. If no suitable accommodation can be found, the amounts already paid will be refunded. No liability claims against the agency are accepted.
Cancellation of the contract
If the booking has to be cancelled by the owner due to force majeure such as severe weather, flood or fire, the agency will try to offer a comparable accommodation. Any additional costs shall be borne by the tenant, lower rental costs will be refunded.
Complaints and defects
The landlord / agency immediately must be informed about. The landlord must be given the opportunity to solve the problem within a reasonable period. Possible rent reductions, etc. must be negotiated with the owner. Complaints after the end of the holiday will not be acceptd. The agency is happy to help, but cannot be held liable.
Service charges such as electricity, water and gas are included in the price. Heating or air conditioning is - unless otherwise stated - charged extra.
at some rental properties security deposits are required. In some cases, a credit card can be presented, in other cases, the amount must be paid in advance and will be paid back within 10 days after departure. If for special reasons, for example due to the group composition, age or already incurred damages, the amount of the deposit will not be considered appropriate on the spot, it can be subsequently increased or even demanded in principle.
Air-conditionings are not designed for 24-hour operation. When leaving the house all air conditioning units must be switched off. Units in rooms that are not used should not be in operation. An excessive consumption can occur to an extra payment.
In the Mediterranean countries water shortage prevails, a reasonable usage is expected. Water cuts can occur, but the houses are all equipped with their own water tanks.
Minimum stay is a week, shorter periods must be requested and may charged higher than the normal daily rate.
Property and asset
The tenant must treat the inventory and the property with care. The tenant is liable for damages, these must be reported and paid to the landlord immediately. The stay is at your own risk. On departure day the accommodation must be left in a tidy condition. Final cleaning is included, if the accommodation is left in extreme dirtiness the owner has the right to charge extra cleaning fee. The landlord or his staff must be granted access to the house and garden at any time. The furniture in the homes can be changed any time, if several properties are offered in the same complex the images are for reference only.
The stay at the house and the use of the pool are at the tenants own risk. The owner is not liable for any loss, damage or injury to persons or their property. The tenant is solely responsible for the safety of children and must supervise them at all times. Cars, scooters and bicycles are parked at the risk of the tenant. The owner is not responsible for loss or damage.
During your stay it is not allowed to invite more people for the night than those what are confirmed, this must to be announced and approved in advance.
Groups under the age of 25 years
Some houses are not available for groups under the age of 25 years, such groups must be announced before booking. If these groups are accepted a higher security deposit might be expected.
Single sex groups
Single sex groups are not accepted at some villas, these groups have to be announced before booking.
Smoking indoors is usually not permitted, please smoke outside. Should one smoking despite the ban in the house, it may arise additional costs to be borne by the tenant.
Pets are generally not permitted, unless it is explicitly confirmed in writing. If permission is granted, the tenant must bring their own basket. Animals are not permitted on the furniture (beds, chairs, sofas) and must not remain unattended in the house. Feces etc. must be disposed of by the tenant. Failure to comply with additional incurred cleaning costs. If necessary, this will also require a higher deposit.
The tenant must behave in the property so that neighboring guests are not disturbed unnecessarily. Loud music, noise and parties are not allowed in the property. Should there be complaints from neighbors and if, despite exhortation, there is no improvement, the owner has the right to cancel the booking, with no refund given.
Use of the pool is at your own risk. The owner is not responsible for any kind of personal injury or death resulting from the use of the pool, garden and house. Children must be supervised by an adult at all times. Particular caution must be exercised on the wet surfaces. The pool cleaning is done once or twice per week. Leaves or insects can be fished out by the tenant. In turbid or slightly greenish water the owner must be notified immediately.
In the apartments and villas towels and linens are provided. Towels for pools and beach are usually NOT included and to be brought from home.
The kitchens are fully equipped with utensils, plates and pots. If anything is missing, please talk with the owner. Coffee makers are not always available.
Heating is usually coming from air-conditioning, if not stated to be included in the price, payment will be collected on the spot, see house description.
The houses / apartment are for self-catering. Food, detergent, etc. are usually unavailable. In some houses a small food pack is provided upon arrival.
Cleaning: unless otherwise stated in the description the final cleaning is included for all houses, but it is expected that kitchen dishes, pots, stove and oven will be left behind in clean condition. Weekly cleaning (midstay clean): requires at least a stay of 10 days, depending on the villa sometimes even up to 14 days. During midstay clean bed linen and towels will be changed, sometimes the whole house will be cleaned.
Satellite TV usually offers only a limited number of channels, the picture quality can depends on the satellite, wind or bad weather can significantly worsen the quality. There will be held no liability.
Roadwork, construction noise
We are not anxious to run homes in the program, which are in a disturbing environment. Road construction or similar start without notice and cannot be influenced by us. If there is extreme, persistent disturbances, we will definitely try to find a solution. The Agency cannot be held liable.

The Agency provides the properties on behalf of the owners and is not responsible for the topicality, correctness, completeness or quality of the offer. Liability claims against the agency, which refer to material or immaterial nature caused by the use or disuse of the information or the use of faulty and incomplete information, are not accepted, unless the Agency is proven to intentional or gross negligence fault.
All offers are non-binding. The Agency reserves the right to change parts of pages or the entire offer without prior notice, to add, delete or cease publication temporarily or permanently.
